A plain-English look at where Phoenix metro prices, days on market and inventory stand heading into November 2026, and what it means for agents and clients.
A plain-English look at where Phoenix metro prices, days on market and inventory stand heading into November 2026, and what it means for agents and clients.
As we head into November, the Phoenix metro housing market looks steady rather than dramatic. Prices are close to flat, homes are taking a while to sell, and there is more breathing room for buyers than there was a few years ago. Here is a simple read of the latest numbers we could verify, and how to use them in conversations with clients.
The big picture: slow and steady
The most recent full report we found comes from Phoenix REALTORS data published by AZ Big Media on October 21, 2026. It covers January through July 2026 compared with the same stretch of 2025. For metro Phoenix, it shows:
- Closed sales up 5.1% year to date
- A median single-family price of $485,000, up about 1%
- Median days on market of 78, compared with 73 a year earlier
- About 4 months of supply in July 2026
In other words, more homes are changing hands, but prices are barely moving and sellers are waiting a bit longer. A market with roughly four months of supply is generally described as more balanced than the fast-moving years many agents remember.
A second view: listing prices
Different sources measure different things, so it helps to compare carefully. Veterans United’s Phoenix market page, last updated October 28, 2026, tracks median listing prices rather than closed sales. It reports a September 2026 median listing price of $475,000, unchanged from August and down 4.8% from $499,000 in September 2025. It also shows median days on market of 62 in September 2026, down from 65 a year earlier.
These numbers will not match the REALTORS data, and that is fine. Listing prices, sold prices, and different date ranges tell different parts of the story. The common thread is that Phoenix is not seeing sharp price swings. We could not find a verified October 2026 report yet, and monthly reports typically arrive in early November, so keep an eye out for updates.
City-level snapshots
The same AZ Big Media report breaks out several Valley cities for January through July 2026:
- Phoenix: median single-family price of $490,000, up 1%, with 64 days on market
- Gilbert: median of $599,450, essentially flat, with 60 days on market
- Scottsdale: median of $1.26 million, with closed sales up 13.5%
- Avondale: median of $419,490, with 84 days on market
- Buckeye: median of $400,000, down from $410,000 a year earlier, with 86 days on market
Notice how much the local picture varies. Gilbert homes are moving faster than the metro average, while the West Valley cities are seeing longer marketing times. Neighborhood-level pricing and presentation matter more than the headline number.
What this means for agents
- Price to the market you are in. With days on market in the 60s to 80s depending on the source and area, an overpriced listing can sit. Use recent comparable sales and be ready to talk through adjustments early.
- Set timeline expectations. Many sellers still expect quick offers. A calm walkthrough of current days on market helps avoid frustration.
- Highlight choice for buyers. More inventory means buyers can take time to compare options, but every deal is different.
- Plan for the holidays. Showings can slow between Thanksgiving and New Year’s, so serious sellers may want to list sooner rather than later.
What this means for buyers and sellers
Buyers have more choice and a little less pressure than in recent years. Sellers can still do well, especially in areas with shorter marketing times, but preparation, pricing, and presentation count. In both cases, a smooth closing starts early. Opening title and escrow promptly, reviewing your timeline, and staying responsive on paperwork can help keep a transaction on track.
